Farnborough Road

This June, work has started on site at Farnborough Road to develop 124 properties. 24 of these will be owned by The Pioneer Group, while the other 100 will be retained by Birmingham City Council.

The properties under The Pioneer Group’s management will be:

  • 10 one bedroom apartments;
  • 8 two bedroom houses; and
  • 6 three bedroom houses.

The properties will be let on affordable rent basis. This means that the rent will be set at 20% below the market rent level (E.g. a three bedroom property let at market level currently rents for around £800, which would mean the affordable rent would be £640 per month). At this early stage we do not know what the property valuation level will be, therefore cannot advise what the affordable rent level will be.

The Pioneer Group’s properties will initially be let through the Castle Vale Community Housing (CVCH) waiting list, which favours a local connection to Castle Vale. Please click here for more information on the CVCH allocations scheme, along with a link to the application form. As circumstances can change, we will not be allocating properties until close to the completion date, which is expected in March 2022.

Please note: Completion dates frequently change due to varying circumstances and particularly as a result of challenges brought about by Coronavirus, so these dates are not guaranteed.

It is recommended that customers also join the Birmingham City Council scheme as after the initial lettings, future vacancies will be subject to the same 50% nomination rights by the Council, meaning that half of any relets on the scheme will be filled through the Council. It is likely that the Council will also fill their 100 properties on the site form their own waiting lists.

411 Slade Road

An exciting new development project at 411 Slade Road has now commenced. This scheme comprises 14 one and two bedroom properties on the popular Slade Road – a major thoroughfare through Stockland Green with good transport links. We expect the properties to be available to let around summer 2022, although as the build progresses this date could change.

The properties will be let on affordable rent basis which means that the rent will be set at 20% below the market rent level. At this early stage we do not know what the property valuation level will be, therefore cannot advise what the affordable rent level will be.

Priority will be given to those in housing need and we expect that at least 50% of these homes let through Birmingham City Council’s letting scheme under a nomination agreement. We are currently developing our allocation scheme for these properties.
